It’s important to understand the proposal of the “Plan Parcial de Las Morillas” for this kind of plot with a clear tendency toward “urban” and aligned buildings without free space for private use. These free spaces are collected in the same PPO as public spaces, now fully executed.
The plot have façades exposed to east, west and north, with the south façade shared with the adjacent building, which together with the 25 meter high building will cast a long surplus on the ground floor for most of the day.
But today in Malaga, with a subtropical weather and long summers, we join a spot oriented in this way, the absence of public spaces like swimming pools or parks for children, without any doubt generate a space with a handicap.
The big open space is represented by the central patio, which walks through the building by a longitudinal axe with a 7 meters minimum width and a 21 meter height more or less, so using this space like a public space just get more noise to this important space.
This project is committed to an arrangement which incorporate the following public space:
1_One swimming pool “infinity” on the penthouse joined to a green area with a 230 s.q.m surface, plus bathrooms and technic areas downstairs. This permits to the promoter other attraction , without introducing more noise in the flats.
2_Diaphanous playground in the ground floor communicated to the public green area, with more of 250 s.q.m surface and totally separated from the central patio, guarantying the quietness of the patio and offering to the flats a safe playground fully equipped.
These two elements are the corners of the promotion, adding a difference from the others without any additional cost.
The building is located on the corner of the plot for a best accessibility to cars and pedestrians, freeing the rest of the plot. The existing green plots and walkways are respected, joining it to the park.
ABOUT THE FLATS
About the flats, starting from the adjustment to the number thrown by the plan, we betted for a revision of the relationship between kitchen – living room – dining room – terrace.
No doubt about the social evolution already present in the most houses in Spain, where the domestic unit it’s a reality (cooking, organizing, cleaning, caution to babies) and from our point of view it must have a reflection with the relationship between the living room and the kitchen, like a compartmented kitchen with a reduced surface synonym of an “isolated lifestyle”, which become in conflict with an actual lifestyle much more “inclusive”.
Our proposal is based from a shared open space between kitchen and dining room, so we can gol:
-Best amplitude, the space could arrive to 30 s.q.m surface.
-Best ventilation and illumination, because the plan permit to ventilation through the opposite façade.
-Best opportunity to get the apartment furnished.
Anyway is possible to compartment the kitchen if the user ask for it.
Also the proposal include covered terraces with enough surface for being converted in a exterior living room, because in a city like Malaga, where the weather is pretty good we think could be good provide the flat with a good terrace.
